NYS thruway (I-90) to Utica exit - turn onto Route 12 North
Stay on Route 12 North heading towards Boonville, NY
Make a left toward the business district of Boonville.
You are now on Main St - go straight for a small spell.
On the left is an old GRAY HOUSE with a sign stating it's the Victorian.
Directions to the Ranch from the Victorian:
Turn right out of Victorian Parking area onto Main St.
Follow Main St to the Mobil Station and bare Left.
Turn RIGHT onto Route 12 South
Drive approx 1 mile (past the little shopping plaza).
Make a RIGHT onto Potato Hill Rd. (there is a church on one corner and a Cerebral Palsy complex on the other corner)
Drive approx. 6 miles - you will pass Sudol Rd on the right.
Make the NEXT RIGHT after Sudol Rd - there is no road name sign here but it is actually called Buck Hill Rd.
Drive approx. 2 miles - there will be an old church and cemetary on the left.
Very shortly you will be at the Ranch on the right.
Go into the SECOND driveway where the barn is - not the one at the cabin.
You're there .......... Fun's a-coming !!!
To the Ranch from the Thruway

Go straight until the "Y" junction of Route 12N and Route 28N in Alder Creek.
Stay on Route 12N, and a tad beyond the "Y" is Egypt Road on the left.
Go to the end of Egypt Rd and turn left onto Potato Hill Road.
Take your first right where the sign says Town of Steuben.
Go about two miles - you will pass the old church and cemetery on the left - and we are on the right.
You will see the camp and the barn and probably the horses.
Pull into the second driveway where the barn is.
We do not have any signs saying who we are because we like to stay very private.

Regarding Deposit Refunds:
We are a very small business (only 1 or 2 guests at a time) and we have a very short season because of hunting and our severe winters - we will do our very best to refund your deposit if we can get someone else in for that week that you had reserved.
So, the earlier you are able to inform us, the better the chances are of us trying to fill the week that you no longer can use. Our business and our darlings depend on occupied weeks - a vacant week really hurts us and our brood since there is no income at all and we have lost guests that might have reserved that same week but made other plans since that timeframe was not available.
We are very honest and nice folks - and we will try our very best to fill that week with other guests, but there is no guarantee that we can - you do have our word that we will give it our very best shot.

An 1876 Victorian home is the Bed & Breakfast where most of our guests will be staying at this year. The owner's name is Terri Dutch, the B&B is right on Main Street in Boonville, on the left hand side as you are approaching the main business district.
The building is gray in color.

This year - 2009 - we are no longer using our lovely cabin for guest accomodations - simply because we are realizing our own "dream" of living on the ranch ourselves - we've wanted to do this for years and finally just decided to do it.
So, folks' accomodations will now be in our lovely little town - Boonville - in close proximity of our shops and diners and restaurants, etc. - and our guests will have electricity !!! (in our cabin there was none)
There will be no charge, naturally, for this change. We've never charged our guests for accomodations and we certainly don't plan to do so now.
